1. Eligibility & Registration

  • Account Creation: To place bids or participate in an auction, users must create a verified account providing accurate KYC details (including a valid PAN Card, identity proof, and an active email address).

2. Bidding Options & Mandatory Platform Fees

Bidders must select their preferred auction format and pay the corresponding non-refundable processing fee per property:

  • Online Auction Participation Fee: Users participating in the online bidding process must pay a mandatory, non-refundable registration fee.

  • Offline Auction Participation Fee: Users who prefer to participate in person must pay a non-refundable charge. Upon successful payment, venue details and scheduling information for the offline auction will be shared with the registered bidder.

3. Post-Auction EMD & Deal Finalization

  • Earnest Money Deposit (EMD – 5% of Final Bid): Only the declared highest successful bidder (winner) is required to pay an Earnest Money Deposit equal to 5% of the final winning bid amount to finalize and secure the deal.

  • Payment Deadline: Upon winning the auction, the winning bidder must pay the 5% EMD within the specified timeframe to lock in the transaction.

  • Adjustment: The 5% EMD will be retained securely and seamlessly adjusted/deducted from the final property purchase price consideration.

4. Forfeiture of EMD (Penalties)

The 5% Earnest Money Deposit will be permanently forfeited (non-refundable) if the winning bidder commits any of the following breaches:

  • The winning bidder fails or refuses to pay the remaining balance amount to complete the deal within the stipulated 1-month timeframe.

  • The bidder submitted forged, misleading, or fraudulent KYC verification documentation.

  • The bidder attempts to back out or renege on the final bid after being declared the winner.

5. Post-Auction Workflow & High-Value Settlement

  • Asset Valuation Disclaimer: Properties displayed on this platform are valued in Lakhs and Crores (₹Cr) and are sold on an “As-Is, Where-Is” basis. Bidders are strongly advised to physically inspect properties and complete legal title checks prior to bidding.

  • 1-Month Final Settlement Window: After paying the 5% EMD, the winning bidder must complete the entire deal and clear the remaining property balance within 1 month (30 calendar days) from the official auction completion date.

  • Offline Legal Settlement: Final balance payments must be settled directly to the seller’s corporate bank account via RTGS / NEFT or Bank Demand Draft. All legal property registry documentation, deed transfers, and stamp duty payments will be executed offline thereafter.
